Bathroom Math
Next to the number of bedrooms, the number of bathrooms in your home is a huge selling point. But you may be wondering, how does it all add up? There are four different parts to consider when classifying the type of bathrooms in your home. Each distinctive part, when combined with the others will determine if your bathroom is a full, half or quarter bath. The four different parts that make up the bathroom are: a toilet, a sink, a tub and a shower. Each utility is counted as one-quarter, so to find out the proper number simply add a quarter for each utility present.
When listing your home, properly listing the exact number of bathrooms within the home is crucial and plays a role in determining the price of the home. So, make sure your bathroom math adds up before your listing is up.
The Difference Between a Full, Half and Quarter Bath
Full Bathroom
A full bathroom is made up of all four parts listed above. Anything less than that, and it is not considered a full bath. In today’s market a full bathroom off the master bedroom is one of the most desired features by home buyers. Also, in case you’re wondering, two separate half baths do not make a full bathroom. Each bathroom within the home is counted on its own to give buyers a better sense of the home’s features.
Three-Quarter Bathroom
The coveted three-quarter bathroom is one step up from a half bath and features either a shower or a tub. In newer homes, a three-quarter bathroom most often features an upright stall shower, a sink and a toilet. However, older homes or townhomes may require upgrading as they feature a tub only. In this case, upgrading to a full bathroom by adding a shower head over the tub and enclosing with a shower curtain is an easy and inexpensive way to upgrade your home to include an additional full bath.
Half Bathroom
A half bath, also known as a powder room, has only two of the four main components. Typically, a toilet and a sink. Generally located on the main level of a multistory home, the half bath is usually the by visitors as a guest bathroom. If you’re looking for a profitable home improvement project, adding a half bathroom to your home is considered one of the most profitable additions to a home.
How it All Adds Up
While this may seem like minor common sense, a home’s overall bathroom count is a make it or break it number for buyers. Bathroom count and size is something that most home buying families add to their non-negotiable feature list. So, proper listing is an important aspect in your home’s overall worth and presentation.
