Buying a Home in the Fall
Fall is a great time of year for so many reasons. The leaves are changing color, the weather is cooler and the kids are back in school. There’s a myth in real estate that you shouldn’t buy a home in the fall and that there are much better times of year to purchase a home. But in reality, the fall is a great time to buy a home. You may even have less competition at this time of year too, which is great for any potential home owner. If you want to buy a home in Ladera Ranch this fall, here are some reasons why would should continue down that path.
4 Reasons to Buy a Home in Ladera Ranch this Fall
Sellers want to close by the end of the year
Finding out why a seller is selling their Ladera Ranch home can help you figure out what’s going to motivate a seller to close by the end of the year. For some, maybe they are moving and have already started escrow on a new place and need to get out as soon as possible. For other sellers, they could be wanted to capitalize on the tax breaks that they’ll receive if they were to sell the home before the end of the year. No matter what the circumstance is, if someone is selling their home at this time of year they’re more than likely ready to close.
The holidays drive sellers
Does moving during the holidays sound fun to anyone? It certainly doesn’t sound fun to me. So when a seller is selling their home in the fall, it’s probable that they’re trying to get everything done and taken care of before the holidays, and to be more specific, before Thanksgiving. People have parties to plan, gatherings to go to and other things that go on during the holidays. Use this to your advantage when you’re purchasing your home in Ladera Ranch. Knowing this information could be the difference between getting into your new home before the end of the year or not.
Old inventory may mean new deals
Not all, but a lot of new inventory hits the market during the spring. Most of the time, sellers are listing their Ladera Ranch homes for a much higher price right out of the gate. As time goes on, if that property doesn’t sell, that seller is going to have to reevaluate what they want to do. Often times, if a property is originally listed in the spring and is still on the market in the fall, there are probably going to be some price reductions and negotiation room during the purchasing process. Try to find properties that aren’t newly listed and you could potentially get a deal on the purchase of your Ladera Ranch home.
Fewer buyers are competing
By this time, all of the families that were looking to purchase homes before school season aren’t in the market anymore. That means less competition for you when you’re looking to make an offer on a home. When there are less buyers at an open house, it could be an opportunity to make an offer on a home you like. When there are fewer buyers, the odds of you getting the property you want go up significantly.
